What does an inspection cover?
Accessible plumbing, heating and hot-water systems, with visual observations and appropriate normal-operation checks where safe and authorised. Your agreed scope and any access restrictions are recorded in the report.
Is this the same as a building survey?
No. It complements a general property survey. It is not a structural or RICS survey, a statutory safety certificate, or a guarantee against hidden or intermittent defects.
Do you inspect boilers and oil tanks?
Visible boiler components, controls and external condition can be reviewed. Accessible oil tanks, supports, fuel lines and surrounding areas can be included within the agreed scope. Internal testing, servicing and certification are separate.
Do you carry out Gas Safe work?
A condition inspection can record visible appliance information, accessible controls and obvious external concerns. Gas safety work, internal appliance work, testing, repairs and certification require a suitably Gas Safe registered engineer and a separate agreement.
Can sellers and landlords use the service?
Yes. A pre-sale health check offers a narrower visual and basic operational review. A property care record can provide an expanded photographic record and system inventory. Neither replaces statutory landlord safety checks.
How long does the inspection take, and when will I receive the report?
Timing depends on the property, the systems and the agreed scope. The appointment and report arrangements are confirmed at booking.
What happens if you find a problem?
The report describes the observation, its priority, the evidence and recommended next steps. Further specialist investigation may be needed to establish the cause or repair cost. Any subsequent repair quotation is separate from the findings.
Do I need to be at the property?
Access and permission to carry out agreed checks must be arranged. Attendance arrangements can be discussed when booking.
How much does it cost?
Pricing is confirmed at booking. Property size, travel, multiple systems, access and additional reporting can affect the quotation. Additional work is agreed before it starts.
Will everything be tested?
No. Only accessible components and safe, appropriate normal user-level operation are included. The report records areas that could not be accessed, components that were not operated and the reasons why.
